These Terms & Conditions (“Terms”) govern your use of the Bancon Homes Ltd website (“the Website”). By accessing or using the Website, you agree to comply with and be bound by these Terms. If you do not agree with any part of these Terms, you must not use the Website.

You must be 18 years of age or older to use this Website. By using the Website, you confirm that you meet this requirement.

Use of cookies on this Website is governed by our Privacy & Cookie Policy, which forms part of these Terms.

1. Intellectual Property Rights

Unless otherwise stated, Bancon Homes Ltd (or its licensors) owns all intellectual property rights in the Website and its content. All rights are reserved.

• View pages on the Website;
• Download content for caching purposes;
• Print pages for personal, non-commercial use.

You must not:

• Republish content (including on another website);
• Sell, rent or sub-license Website material;
• Display Website material in public;
• Use Website material for commercial purposes;

• Redistribute Website material unless expressly permitted.

You also grant us the right to sub-license these rights and take legal action for infringement.

• Your content does not infringe any third-party rights;

We reserve the right to remove or edit any User Content at our discretion. However, we do not undertake to monitor Website content on a continuous basis.

• We are not liable for events beyond our reasonable control.

Where the Website is provided free of charge, our liability is strictly limited to the maximum extent permitted by law.

7. Indemnity

You agree to indemnify and hold Bancon Homes Ltd harmless from any loss, damage, liability, cost or expense arising from your breach of these Terms.

8. Breaches of These Terms

If you breach these Terms, we may take any action we deem appropriate, including:

• Suspending your access to the Website;
• Permanently banning you from the Website;
• Blocking your IP address;
• Contacting your internet service provider;
• Initiating legal proceedings.
• 9. Variation

We may update these Terms at any time by publishing a revised version on the Website. Continued use of the Website constitutes acceptance of the updated Terms.

10. Assignment

We may assign or subcontract our rights or obligations under these Terms without notifying you.
You may not transfer your rights or obligations without our written consent.

11. Severability

If any provision of these Terms is determined unlawful or unenforceable, the remaining provisions will continue in effect. Any partially unlawful provision will be deemed modified to make it enforceable.

12. Third-Party Rights

These Terms are for the benefit of Bancon Homes Ltd and the user only. No third party has rights under the Contracts (Rights of Third Parties) Act 1999 to enforce these Terms.

13. Entire Agreement

These Terms, together with our Privacy & Cookie Policy, constitute the entire agreement between you and Bancon Homes Ltd regarding Website use.

14. Website & Brochure Content – Use of Imagery

All imagery within the Bancon Homes website and brochures, including computer-generated images (CGIs), photographs, floorplans and specification details, is provided for illustrative purposes only and does not constitute part of any contract. Purchasers should rely solely on the information contained within the formal contract documentation during their reservation. Please consult your Sales Consultant for the most up-to-date and accurate plot plans, drawings, finishes and specifications.

15. Promotional Offer Terms — Reserve for £99

These terms apply solely to the promotional offer and do not form part of the general Website T&Cs.

The offer is available only on selected developments and plots as indicated on the Website.

A reservation fee of £99 (Usually £500) must be paid between 10:00am on 26th December 2025 and 5:00pm Sunday 1st March 2026.

Reservations for £99 outside these times are at the sole discretion of Bancon Homes.

Bancon Homes reserves the right to decline your existing property for Part Exchange.

All standard reservation, incentive and Part Exchange terms and processes apply in addition to these promotional terms.
